HVAC · all zones
Every zone tested independently. Furnace age via data plate decode, A/C condenser condition, refrigerant type (R-22 systems flagged for replacement planning), ductwork, ERV/HRV, humidifier discipline.
Plumbing
Every fixture run. Supply material identified (poly-B, PEX, copper, galvanized). Water main, hose bibs, water heater age and TPR valve. Acoustic moisture readings at every fixture penetration.
Attic & insulation
Insulation depth, baffle clearance, soffit-to-ridge ventilation balance, kneewall sealing, bath-fan termination, rodent intrusion, structural framing where visible. Moisture-stained sheathing flagged.
